During the lease period
As a tenant, you are responsible for disposing of waste from your operations in the designated area. You are also responsible for signing contracts and covering the costs for handling the waste fractions that apply to you. Please note that garbage bins or containers must not be placed closer than 6 meters from the building. Contact us if you have any questions.
Residual waste and food waste from shared toilets and kitchens are managed by the cleaning service. All other waste must be handled by you as the tenant.
It is the tenant’s responsibility to establish internal routines and carry out preventive fire safety work, such as ensuring that emergency exits are not blocked, that inspected fire extinguishers are in the correct locations, that you know what to do in the event of an evacuation, where to gather afterward, and to train your staff in fire safety matters. Always make it a habit to check where the nearest emergency exit is located in case an evacuation becomes necessary.
Broadband connection is not included in the lease agreement. It is up to you to sign a contract with the provider of your choice. PiteEnergi owns and manages the fiber network in Piteå Municipality. You can choose from a range of service providers to find the right services for your company.

We need the contact details of the person responsible for your operations who also works in the rented premises in Piteå. This is to ensure we can quickly reach out with important information when necessary. That person is then responsible for passing the information on to their colleagues. If you have not already provided this information to us, please get in touch.
The contract includes the contract term, notice period, and extension period. The contract term is the length of time you commit to when signing the agreement. If the contract is not terminated according to the agreed notice period, it will automatically be extended according to the extension period.
For example: The contract term runs for one year from January 1 to December 31 (year 1), with a nine-month notice period and a one-year extension. If the contract is not terminated by March 31 of year 1, the commitment is extended until December 31 of year 2. It is important to keep track of these dates to avoid a longer notice period than necessary.

As a tenant, you are normally responsible for cleaning your premises yourself. However, in buildings with shared common areas, PnF is responsible for cleaning those spaces. Your cleaning responsibilities also include tasks such as regularly treating floors and cleaning windows.
Keys to your office or premises are collected and signed for at the reception of Piteå Näringsfastigheter, Karl Grankvist Väg 4. Please notify us in advance of your visit.
By default, you will receive three keys. If you need more, we can arrange this at an additional cost. Signing for a key means taking responsibility—remember that each key entails responsibility. The document you sign clearly outlines these obligations. The landlord always reserves the right to hold spare keys to your rented premises.
In some properties, access systems are available. Tags or access cards are programmed and issued via Piteå Näringsfastigheter. By default, you may collect three tags or access cards. If you need more, we can arrange this at an additional cost.
There are many parking spaces around our properties, and most are free to use, although some areas have restrictions. Please be sure to read and follow the signs to avoid parking fines. Note that parking spaces are only for registered vehicles and may not be used as storage for deregistered vehicles.

Any subletting must be approved in advance by Piteå Näringsfastigheter AB (or its subsidiaries); otherwise, your right of tenancy to the premises will be forfeited.
Pets: As a rule, pets are not allowed in our premises.
Smoking: Smoking is prohibited both indoors and near entrances.
