You rent your premises from Piteå Näringsfastigheter AB or one of its subsidiaries. The contract outlines both your and our rights and obligations, and it is important to be familiar with them. In addition to paying your rent on time, you as a tenant are responsible for maintaining your rented premises in the best possible way. For example, you are responsible for the upkeep of surface layers such as floors, cleaning windows, and replacing broken light bulbs and fluorescent tubes. We, on the other hand, are responsible (with some exceptions) for snow removal, sanding, and cleaning of common areas such as entrances, kitchens, and restrooms.
More responsibilities can be found in our contract appendix Interior Maintenance and Special Provisions, which you can find below. For everyone’s comfort and safety, it is important that all tenants maintain order both indoors and outdoors. This of course applies to us as well. Special care must be taken in shared spaces and around emergency exits and corridors. These must never be blocked.
It is the tenant’s responsibility to establish internal routines and conduct preventive fire safety work. This includes ensuring that emergency exits are not blocked, that inspected fire extinguishers are in place, knowing what to do in an evacuation, where to assemble, and training staff in fire safety. Always make a habit of checking the nearest emergency exit in case evacuation is necessary.
In cases where we as the landlord provide locks/access control, the following applies: Keys to your office/premises can be collected and signed for at the reception of Piteå Näringsfastigheter, Karl Grankvist Väg 4. Please notify us of your visit in advance at info@pnf.se
As standard, you can receive three keys. If you need more, we can arrange that for a fee. A signed-out key means responsibility. The document you sign clearly states this responsibility. The landlord always has the right to hold spare keys to your rented premises.
Some properties have access control systems. Tags/access cards are programmed and collected via Piteå Näringsfastigheter. As standard, three tags/access cards can be issued. Additional tags/cards are available for a fee.
There are many parking spaces around our properties, and most are free to use, although some areas have restrictions. Be sure to read and follow the signs to avoid parking fines. Note that the parking spaces may only be used by registered vehicles.
You can apply for a disabled parking permit through Piteå Municipality. Applications are made via an e-service.

If you want to use an engine heater during the winter, your company must sign a separate contract. Contact us and we’ll arrange a contract for signing. Upon signing, you will receive a personal code that you use to activate the power outlet.
Broadband connection is not included in your lease. You are responsible for arranging an agreement with the provider of your choice. PiteEnergi owns and manages the fiber network in Piteå Municipality, and as a tenant with PnF you will have access to a personal connection. You can choose from a variety of service providers to find the right services for your company. More information is available via PiteEnergi. When you move in, we ensure that your company name is displayed on our directory boards. If signage needs to be changed during your lease, for example due to a company name change, it must be ordered through us at PnF, and you as the tenant will be charged for the change.
In some buildings, it may be possible to install your own sign on the facade. This requires approval from us as the landlord and a granted sign permit from the municipality. All signage-related costs, such as permits, installation, lighting, and maintenance, are paid by the tenant.
Installation or placement of other items (mailboxes, advertising, roll-ups) is not permitted on or in the building without the landlord’s approval.
A spot in the building’s mailbox unit at the entrance is included in the lease. In exceptional cases, mailboxes are located outside the entrance instead.
Pets: Normally, pets are not allowed in our premises.
Smoking: Smoking is prohibited both indoors and near entrances.
